Unexpected development may be coming to the Village of Roslyn Harbor.

Gerson Strassberg, the village mayor, recently announced that Roslyn Harbor is seeking bids for the sale or long term land lease of a recently uncovered, village owned, one-acre prime location.
The property encompasses the curved corner lot at the southwest intersection of Back Road and Glen Cove Road plus the complete front lower parking lot, presently for 60 vehicles, bordering on Glen Cove Road at the LIRR Greenvale Train Station.
According to village officials, an estimated 20-30 thousand vehicles per day pass this prime commercial acre.
The village seeks low-key occupancy such as a bank or small office building. Ninety-five percent of Roslyn Harbor is west of the subject property and both out of sight and sound. The village will not consider a row of retail establishments, a use that the board of trustees considers inconsistent with the character of Roslyn Harbor. Although the village would consider either sale or long-term land lease, the latter is preferred.
The mayor was elected to the board of trustees in 1972. The events that created this village property, and its ownership, occurred some six years prior in 1966 and it was simply lost to history.
Early in 2006 Mayor Strassberg called for an inventory of all village owned property. To his amazement four of the "unbuildable" lots with unconnected lot and block numbers fit together like a jigsaw puzzle to form the approximate one acre now being offered by the village.
A study was made by the village of this newly discovered lot, which revealed that approximately 50 percent was not utilized at all and 50 percent was severely underutilized.
By vote of the board of trustees the property was declared surplus at the board of trustees' meeting held March 22.
The mayor and board of trustees envision that the lease payments and new real estate tax income can fund restoration of older village infrastructure.
"We are anxious to use most of this new and anticipated substantial income to redo all village roads with new blacktop surfaces and attractive Belgian Block curbing," Mayor Strassberg said. "This will be a three- to four-year project that will beautify and significantly increase property values in the entire village."
