Muttontown Board Member and Planning Board Chairman Ed Henn said St. Dominic's received approval for the partitioning of the back 16.12 acres of the fields from the front 31.63 acres. The St. Dominic Campus South or "Field of Dreams," has been divided from the rear of the lot, which abuts the Muttontown Preserve. The approval includes the engineering, drainage plans, roadways, landscaping and lighting plans.
"So they are on their way from that point of view," said Mr. Henn.
"I don't believe they have to come back to the village board. On Aug. 8 they got their approval from the ZBA. They are free to start their construction."
There was some concern at the meeting about the road that leads into the back property. Mr. Henn said, "The adjacent property owner (Perry Welch) wants to partition off their land. Good planning means looking at what is happening there too. The first St. Dominic proposal had two roads going side by side to the back. First of all, why have all that paved area. We asked them to get together for a single road and the improvements for that road. The roadway is not part of the approval at this time. They don't have to put in the road until they do something with the back 16 acres; St. Dominic's or whoever they sell the property to will have to make the road improvements."
"We were led to believe all along that Mr. Wang was going to be the owner of the property or was in contract. Now we don't know.
"They led us to believe a stable and house were to be built for his daughter but at the meeting before this one we found out that was not so. St. Dominic's has the deed to the property and could sell to anyone. But with the ZBA and Planning Board agreements, only one house can be built on the land. It doesn't mean they can't come in later for a variance, but they agreed in principle for partitioning the land and the ZBA and Planning Board agreed on only one house on the acreage," said Mr. Henn.
