As a South Strathmore resident, I would like to notify you of my Sept. 20 court case against the Nassau County Board of Assessors, Small Claims Assessment Review, Nassau County Supreme Court.

The property appraiser representing Nassau County conceded that the model that the Board of Assessor's uses to appraise houses backing onto Northern Boulevard (25A) is flawed and most, if not all, the houses are over assessed.

It is important that every resident who has a property along Northern Boulevard must file a separate civil case against Nassau County, that any homeowner may benefit because your case will be heard and judged by a impartial arbitrator. Homeowners whose property borders busy roads, railroad tracks, commercial parking lots and public utilities will benefit the most.

The benefits are:

• Each resident will potentially reduce the appraised value of their home resulting in a saving of potentially thousands of dollars.

• ach resident is entitled to a reimbursement of taxes that were overpaid.

• Future assessment will be more in line with the actual value of your home.

I am willing to assist any person that needs help with the procedures necessary for filing their appeal.

Do not use any property tax reduction consultants; they will not be able to reduce your taxes as much as you can. The worst part about the consultants is the fact that you must pay them half of your savings every year.

Recently, housing values have been dropping and Nassau County still has projected them as rising, at your expense.

The filing for Civil Court is done at the County Clerk's Office at 240 Old County Road, (the blue municipal building) between March 2, 2007 and April 2, 2007.

The cost of the court filing is about $30, a small price for potentially substantial saving.
