At this month's meeting of the village of Flower Hill, preliminary site plans were submitted for a proposed expansion to the Flower Hill Professional Building, located on Northern Boulevard and Ridge Drive. Al Collard, the owner of the property located in the business section of Flower Hill, was present with his attorney and architect to review the initial plans with the board. If approved as presented, an additional 2,364 square feet would be added to the existing structure along with 12 new parking spaces (added to the 37 already existing on the property). The changes would increase the footprint coverage from 15 percent to 19 percent.
Since the proposed expansion would require additional footage, the owner is exploring the possibility of purchasing one side of Ridge Drive from the village. Currently a one-way road with two lanes and an island running down the middle, if approved, the owner would purchase the side adjoining his property (East), making the road a single, one-way lane, down to Northern Boulevard. The board had many questions regarding ingress and egress, alternative site plans, and where clients currently park. Included in the discussion was a possible covenant in the sale that would bind the new owner to preserve and maintain the island and the four trees currently growing there. After a short dialogue, the board determined that the next step was to have an appraisal done to determine the land's value, and to have the owner's architect incorporate the board's initial recommendations into the plans.
* The village will once again be offering the Flu Immunization Program to senior citizens (ages 60 and older). The program will take place at the village hall on Nov. 2, from 11 a.m. to 10 p.m. This year, the pneumonia vaccine will also be offered for those interested in receiving it. To ensure that they have an adequate supply of both vaccines available, the village does require pre-registration from the participants. Forms may be obtained at the village and the Bryant Library in Roslyn. There is no out-of-pocket expense to the participants, and the Nassau County Medical Center has waived the co-payment for this program. Please call the village hall if you have questions.
* The Sept. 25 meeting the village trustees held to address any concerns residents might have over the proposed changes to the village code lasted 15 minutes, and resulted in the board adopting a resolution to vote on the measure at the Nov. 6 meeting.
* The village has not received a response to its request to LIPA regarding the proposed location of one of its poles onto village property from a neighboring resident's yard. At last month's meeting, the board directed that a request be sent to LIPA to provide the village with a physical survey of the proposed area that would be impacted by the move.
The next meeting of the village of Flower Hill will take place on Monday, Nov. 6, 8 p.m., at the village hall, One Bonnie Heights Road.
