Two major apartment buildings proposed for the west side of Middle Neck Road, in the Village of Great Neck, north from Arrandale Avenue to The Courtyard.

The Village of Great Neck heard a formal presentation for a proposed apartment house development for the west side of Middle Neck Road, north from Arrandale Avenue to The Courtyard. The proposal would require that the property be rezoned. At the board of trustees Aug. 20 meeting, Newman Design Group and Lalezarian Developers presented a plan that would include 125 one and two-bedroom units, half of which would be condominiums and half of which would be rental units.
The present proposal calls for two four-floor adjoining buildings, the same height as the village's Housing Authority senior citizen residence on Middle Neck Road at the southwest corner of Arrandale Avenue. Included would be a common glass enclosed lobby. There would be a total of 60,000 square feet in the building, with 15,000 square feet on each floor. One-bedroom apartments would have approximately 800 square feet each, and two-bedroom apartments would each have about 1200 square feet.
Including the buffer area and parking, the proposed development would be 219 feet deep. There would be a set-back of 30 feet on Middle Neck Road and a set-back of 30 feet on Arrandale Avenue.
Parking is planned with 240 parking spaces, 222 of which would be below ground. The 18 above ground parking spots would be handicapped spaces and parking for visitors. An entrance and an exit is planned for The Courtyard parking lot, and an exit only is proposed for Arrandale Avenue.
Mayor Stephen Falk stated that public input is important and is required by law. He said that public input could even result in changes in the proposal.
This proposed project would include a full environmental impact statement (EIS), which would include studies of traffic, water, air, sewers, schools, light, noise, air, historic properties, fauna and flora, and feasibility, among others.
The board of trustees of the Village of Great Neck intends to take full jurisdiction for this project.
