The Dec. 2 poll does not give residents an equal base to measure the choices.

Do you want a private developer to turn the busy corner adjacent to our playing fields, on seven acres in the heart of town, into 108 luxury rental apartments with new construction, a pool and hundreds of parking spaces for AvalonBay tenants?

The choice for AvalonBay isn't without a cost. Please consider: AvalonBay is going to cost you in taxes. Estimated real estate taxes over 20 years: $30.7 million. AvalonBay will pay (an "enhanced") $6.2 million under a PILOT program. You'll make up the difference.

AvalonBay is going to cost you in school taxes. Same deal-20 years, low taxes, 30 kids at $17,000 per pupil.

AvalonBay is going to cost you in overdevelopment. A new 4-story, 78,000 square foot building behind St. Paul's.

AvalonBay is going to cost you in quality of life. Traffic congestion, limited parking at fields, token public space.

AvalonBay is going to cost you in loss of village property. With a 99-year, no-cost lease, this deal's for keeps.

Garden City was founded as a planned community. Let's develop a plan that fits our needs. No Way AvalonBay.
